Owner's Representation, Done Right

We represent owners through every phase of construction. Our job is simple: protect your time, your money, and your vision, from the first decision to the final walkthrough.

No two projects are alike, so we tailor our services to fit.

Someone needs to be on your side of the table

A construction project has a lot of moving parts and a lot of people whose interests don't fully align with yours. The contractor wants their margin. The architect wants their design built. Each of them is doing their job. But none of them is doing yours.

That's where we come in.

As your Owner's Representative, we sit on your side of every conversation. We coordinate the architects, contractors, and consultants. We track every dollar and every day. We ask the hard questions before they become expensive problems. And we keep your project moving toward the outcome you signed up for, not the one that's most convenient for everyone else.

We've been doing this work for owners since 1949. Four generations later, the role has gotten more complex, but the principle hasn't changed: do right by the owner, and the rest follows.

Three phases. One team. Full coverage.

Most of our engagements span the full life of a project, but we can join at any phase depending on what you need. Here's how we add value at each stage:

1) Pre-Construction Planning

The decisions you make before ground breaks shape every dollar spent after.

Before a single shovel hits dirt, we help you build a plan you can stand behind: realistic budgets, honest schedules, the right team, and a clear path forward. The earlier we're involved, the more risk we take off the table.

What we deliver in this phase:

  • Project goal-setting and milestone planning

  • Budget development and financing strategy

  • Preliminary cost estimating

  • Site logistics and feasibility analysis

  • Procurement and delivery method strategy

  • Project team selection (architects, engineers, contractors)

  • Preliminary scheduling

  • Community relations and stakeholder outreach

2) Construction Oversight

Once construction starts, we're your eyes, ears, and advocate on the jobsite.

This is the heart of what we do. We coordinate the entire team, keep communication clean, and protect your scope, schedule, budget, and quality from kickoff through closeout. Every decision the project demands, you'll have a senior partner helping you make it.

What we deliver in this phase:

  • Design process management

  • Bid review and contractor selection

  • Contract administration

  • Budget oversight and cost tracking

  • Schedule monitoring

  • Pay application review and approval

  • Change order management

  • Value engineering oversight

  • RFI and submittal coordination

  • Site visits and progress documentation

  • Photo and 360° documentation

  • Conflict mitigation and resolution

  • Reporting tailored to your team or board

3) Closeout and Beyond

Punchlists. Warranties. Final inspections. Documentation handoff. The details that matter long after the ribbon is cut, and the ones contractors are most eager to walk away from. We see the project through to the end, so you can use the building you paid for without chasing loose ends.

What we deliver in this phase:

  • Punchlist development and management

  • Final inspection coordination

  • Closeout documentation review

  • Warranty management

  • O&M manual and as-built coordination

  • Post-occupancy support

Who we work with

Owner's Representation isn't one-size-fits-all. We tailor our approach to each client's needs and structure. Most of our work is with:

  • School districts and private schools: including bond-funded campus expansions and renovations

  • Colleges and universities: academic, athletic, housing, and research facilities

  • Real estate developers: multifamily, mixed-use, and commercial projects

  • Healthcare and institutional owners: hospitals, behavioral health, and medical campuses

  • Civic and community organizations: community centers, parks, and public-facing facilities

  • Religious organizations: places of worship, schools, and community spaces

  • Property managers and operators: capital improvements, renovations, and ongoing project oversight

If you're responsible for a project, and you want someone in your corner, we'd like to hear about it.
